What Is Collateral?
Collateral is the property that backs the loan. When you lend money to a real estate investor, the loan is typically secured by a recorded mortgage or deed of trust against the property. This gives you a legal claim to the asset if the borrower fails to repay the loan.
In simple terms, collateral is your safety net.
Why Collateral Matters
Unlike unsecured investments, private lending allows you to tie your money to something physical and valuable. If a borrower defaults, you have the right—through a legal process—to foreclose and recover your investment by taking control of the property.
This is why experienced private lenders pay close attention to:
Loan-to-Value (LTV) ratio
Property location and condition
Market demand in the area
Borrower experience
The stronger the collateral and the lower the LTV, the greater your protection.
Equity Is Your Cushion
When a loan is structured conservatively—say at 60–70% of the property’s value—you have an equity cushion. That means even if the property must be sold at a discount, there’s still a strong chance you can recover your principal.
